Camp rules

The park policies

These policies protect guests, members, staff, and the resort.

Be a good neighbor

  • Lawful, respectful, family-friendly conduct, always. Harassment, threats, fighting, and profanity aimed at people are not tolerated.
  • No illegal activity of any kind. Alcohol within Virginia law; public intoxication and disorderly conduct end a stay.

Quiet hours

  • 10pm to 8am, every day. Keep noise inside your own site. No amplified music or loud gatherings until morning.
  • Children under 16 stay with an adult in common areas during quiet hours.

Driving and parking

  • Five miles per hour, everywhere, unless posted otherwise.
  • Licensed drivers only in anything with a motor, including golf carts.
  • Park in designated spaces. Nothing on the grass, in common areas, or in front of a neighbor's site; vehicles in the wrong place are towed at the owner's expense.
  • No ATVs, UTVs, dirt bikes, side-by-sides, or motorcycles without written approval from the General Manager.

Golf carts

  • Register your cart at The Welcome House ($150 / year, per cart) with proof of liability insurance, keep the park tag on it, and pass the inspection before its first use each year.
  • Park roads only. Headlights and taillights after dark.

Boats and watercraft

  • Boats, trailers, jet skis, kayaks, and paddle boards must be kept in a slip or in storage under a signed agreement, never on a campsite.
  • Virginia boating and fishing laws apply on the water, and so do the posted no-wake zones.

Pets

  • Pets must be current on vaccinations; bring proof if asked.
  • On a leash no longer than six feet whenever they are outside your rig or room, and never tied up and left alone. The Dog Run at The Commons is the one place to let them off.
  • Clean up right away. Each documented miss is a $50 fine.
  • Pets stay out of the bath houses, the pool areas, the restaurants, The Boulder House, and the playgrounds.
  • A pet that growls, snaps, or bites goes home for good.

The water and the pools

  • The pools, the spa, the beaches, the lake, and the docks are unlifeguarded unless a sign says otherwise. Swim at your own risk.
  • Anyone under 16 has an adult with them in or near the water.
  • No glass, no pets, no smoking, and no open flames around the pools or the spa. No diving, no running.
  • An amenity may close at any time for safety, weather, water quality, or maintenance.

Fires

  • Fire rings and approved propane fire pits only. No ground fires, no improvised containers.
  • Never leave a fire unattended, and put it all the way out before you walk away.
  • No outside firewood because it carries pests. Buy firewood at The Welcome House or from an approved local vendor.
  • When a burn ban is called, it applies right away.

Children

  • Parents and caregivers are responsible for their children's safety and conduct, everywhere on the park.
  • Children six and under have an adult with them in common areas and at the amenities.

Guests and visitors

  • Guests register at The Welcome House before they come in and may be on the park from 8am to 11pm while their host is here. The day guest pass is $20 per person per day; Club memberships include 10 a year.
  • You are responsible for your guests' conduct, and the park may decline entry to any visitor.

Bikes and outdoor sports

  • Bikes, scooters, and skateboards ride the park roads at a safe speed, with lights after dark. Helmets are a good idea.
  • Outdoor games happen at The Commons and in the designated areas, not on the roads or in a neighbor's site.

Smoking, firearms, fireworks

  • No smoking or vaping inside The Boulder House, the restaurants, the bath houses, the indoor amenities, or any posted area.
  • Firearms are transported, stored, and used within Virginia law and are never displayed in common or amenity areas.
  • No fireworks of any kind, except at a park-sanctioned event.

Reserving a space

  • The pavilion, group facilities, and anything else that takes a reservation is booked ahead through The Welcome House, subject to availability and the rental fee.

When a rule is broken

  • The park may issue warnings, fines, or notices of violation. Fines are due right away and may be charged to the card on file.
  • Persistent or serious violations end a stay, a membership, or a license without a refund.

This is the short version. The full park policies are attached to every agreement you sign, including a stay, membership, annual site license, slip, or storage agreement. A current copy is available at The Welcome House.
