Good to know

Everything a member needs to know, in plain language. Open what you are curious about; the agreement itself is at The Welcome House.

Who's covered, and what about guests

A membership covers your Immediate Household: two named adults, your minor children, and dependent students under 24. Guests come with you, at $20 a day, with your 10 passes and two 50%-off stay coupons to put toward it.

Who is covered by my membership?

Your Immediate Household includes up to two named adults: you plus a spouse, domestic partner, or other adult who lives with you, and your minor children. Full-time college students under 24 whom you claim as dependents are covered too. Everyone covered is named on the agreement.

Can I add my parents, adult children, or friends?

No. Membership is limited to the Immediate Household. Everyone else is welcome as a registered day or overnight guest under your guest privileges.

What about my guests?

Day guests are welcome when registered at The Welcome House and accompanied by a member, at $20 per guest per day. Every membership includes 10 resort day passes a year to apply against that, plus two 50%-off coupons for guest overnight stays.

Are pets allowed?

Yes, under the park policies: current vaccinations, a leash no longer than six feet outside an enclosed space, never left tied outside unattended, and picked up after immediately. Pets stay out of the bath houses, pools, restaurants, The Boulder House, and the playground.

How Unlimited Camping works

Each stayUp to two consecutive weekends at a time, from Friday of the first through Sunday of the second. Then you head home, with at least a weekend between stays.

Your siteAssigned from the Club camping pool. Ask for a favorite and we will honor it when we can; the park can move you to a comparable site when it has to.

Your RVMember-owned, no more than fifteen model years old (the general manager can make an exception for an older rig in good shape), and mobile the whole time it is here. Rental RVs are available separately if you do not own one.

ElectricitySub-metered at each site and billed as used. Water, sewer, and trash are included.

CompanyUp to ten people at a site at a time, guests included.

ReservationsThrough The Welcome House. Holiday and peak weekends may run on priority or lottery rules.

Home baseThis is recreational camping. Members keep a primary residence somewhere else. The park is never a permanent address.

What does Unlimited Camping actually mean?

Each stay can run up to two consecutive weekends on a site assigned from the Club camping pool. You can request a specific site and we will honor it when we can. After each stay you head home, with at least a weekend between stays. The membership is for camping, not for living here. Reservations go through The Welcome House.

Can I bring my own RV?

Yes. That is the expectation. It should be no more than fifteen model years old (the general manager can make a written exception for an older rig in good condition), stay mobile and removable, and carry the insurance Virginia requires. Rental RVs are available separately at standard rates if you do not own one.

Can I live at the resort full-time?

No. The resort is for recreational camping. Members keep a primary residence elsewhere and may not use the park as a permanent address; we may ask for documentation.

Terms, payment, and renewal

TermOne year or three, from the day you sign.

DuesNone. The price you sign for is the price for the whole term. There are no dues, assessments, or surprise fees.

Monthly plansKeep a card or bank account on file and charge the same day each month. Card payments add a 4% processing fee; ACH carries none. Two missed installments make the remaining balance due.

RenewalNothing renews on its own. When your term ends, you can sign again at the rates in effect then.

TransferMemberships are personal and non-transferable. They cannot be sold, gifted, or shared.

CancellationThe fee is fully earned when you sign; there is no cancellation or refund, so we would rather talk through which term and payment plan fits before you sign.

Are there annual dues or special assessments?

No. The price you sign for is the price for the whole term. There are no dues, assessments, or surprise fees. (Electricity at a campsite under Unlimited Camping is sub-metered and billed as used.)

How does monthly payment work?

Monthly plans keep a credit card, debit card, or bank account on file and charge the installment on the same day each month. Card payments add a 4% processing fee per charge; ACH carries no fee. The full membership fee for the term is owed regardless of use, and two missed installments make the remaining balance due.

Can I cancel if my plans change?

No. The membership fee is fully earned at signing and is not refundable for any reason. We are glad to walk through which term and payment option fits your situation before you sign.

Can I transfer my membership to someone else?

No. Memberships are personal, non-transferable, and non-assignable. They cannot be sold, gifted, sublet, or shared.

What happens at the end of my term?

The membership simply expires; nothing auto-renews. To continue, you sign a new agreement at the rates and terms in effect then. We are happy to talk renewal before your expiration date.

Slips, storage, and the resort itself

Are boat slips and storage available?

Yes. Annual slip leases are $1,000 / year, or $30 / day for daily use. Storage for boats, RVs, and trailers is $75 / month ($5 / day short-term), and golf-cart storage is $15 / month. Both take a separate signed agreement, and members book first.

What is the resort like?

Family-friendly, recreational, and quiet during quiet hours. Lakeside, with rebuilt docks and two beaches. The Field House has The Strike Club, The Back Nine, The Field House Pool, The Field House Courts, and The Training Room. The Commons has pickleball, tennis, basketball, and lawn games. The Boulder House has the lounge and bar, The Reel Room, the spa, and the kids' rooms. The social calendar runs year-round: members-only events, themed weekends, and live music.
